Understanding Representation

Before moving forward, we’ll discuss how real estate representation works in North Carolina and review the Working With Real Estate Agents disclosure. I’ll explain my role as your listing agent, what you can expect from me, and the responsibilities we’ll have to one another throughout the transaction.

Understanding Your Home’s Value

Pricing is one of the most important decisions we’ll make. Before listing your property, I’ll prepare a Comparative Market Analysis (CMA) using recent sales, competing listings, current market conditions, and the characteristics of your home.

Rather than relying on an automated estimate, we’ll look at the factors that actually influence how buyers are likely to view your property. Together, we’ll determine a pricing strategy designed to position your home effectively in the market.

Listing Consultation & Strategy

We’ll meet at your property so I can see the home firsthand, discuss the CMA, and talk through your goals and timeline. This is also an opportunity to identify the features that make your property stand out and anything we should address before going to market.

Once we’ve agreed on pricing and strategy, we’ll complete the listing documents and establish a plan for bringing your home to market.

Preparing Your Home

How a home presents can have a significant impact on a buyer’s first impression. I’ll help you look at the property from a buyer’s perspective and identify practical ways to prepare it for photography, showings, and the market.

That doesn’t always mean major renovations. Sometimes thoughtful staging, decluttering, minor repairs, landscaping, or simply highlighting the right features can make a meaningful difference.

Marketing Your Property

Great marketing should do more than announce that your home is for sale—it should help buyers understand why they should want to see it.

Your property will be positioned through the MLS and appropriate online real estate channels, supported by professional-quality photography and compelling property descriptions. Depending on the property and marketing strategy, we may also incorporate video, social media, digital marketing, print materials, targeted promotion, and other tools designed to put your home in front of potential buyers.

The goal is simple: present your property at its best and create the strongest possible first impression.

Showings & Buyer Feedback

Once your home is on the market, I’ll coordinate showing activity and communicate with agents who bring prospective buyers through the property.

We’ll monitor activity, buyer feedback, competing properties, and changes in the market. If the market gives us new information, we’ll evaluate it together and determine whether any adjustments to our strategy make sense.

Reviewing Offers

When an offer arrives, there’s much more to consider than the purchase price. I’ll walk you through the entire offer so you understand the proposed price, financing, due diligence fee, earnest money, closing date, contingencies, and other terms that could affect the strength of the transaction.

We’ll evaluate the offer together so you can make an informed decision to accept, reject, or counter.

Negotiation

Negotiation is where experience and strategy become especially important. An initial offer may lead to a counteroffer—or several rounds of discussion—before both sides reach an agreement.

I’ll communicate with the buyer’s agent, help you evaluate your options, and negotiate with your goals in mind while keeping you informed throughout the process.

Under Contract & Due Diligence

Once we have a signed contract, the buyer enters the due diligence period outlined in the agreement. During this time, the buyer may conduct inspections, obtain financing and an appraisal, investigate the property, review documents, and complete other evaluations.

Questions or requests may arise as a result of those investigations. I’ll help you evaluate any requests, communicate with the buyer’s agent, coordinate with other professionals when necessary, and work to keep the transaction moving toward closing.

Appraisal, Title & Closing Preparation

As we approach closing, I’ll stay in communication with the buyer’s agent, lender when applicable, closing attorney, and other parties involved in the transaction.

We’ll keep track of important deadlines, address issues that arise, coordinate the buyer’s final walkthrough, and make sure you know what to expect as closing approaches.

Closing Day

The closing attorney will prepare the documents necessary to complete the sale and transfer ownership of the property. I’ll remain involved through the final stages of the transaction to help make sure the details are addressed and you understand what comes next.

Once the transaction is complete and the deed has been recorded, your home is officially sold.
