Before we begin, we’ll discuss how real estate representation works in North Carolina and review the Working With Real Estate Agents disclosure. I’ll explain your options, answer your questions, and make sure you understand my role and responsibilities as your agent before we move forward.
This is where we define what you’re really looking for. We’ll discuss your goals, preferred locations, price range, timeline, and the features that matter most to you. I’ll also provide insight into the local market and answer questions about the buying process so we can build a search around your priorities.
Understanding your budget and the true cost of homeownership helps us focus your search from the beginning. If you’re financing your purchase, getting preapproved by a lender is an important early step. Cash buyers should be prepared to provide proof of funds when making an offer. I’m happy to work with the lender of your choice or connect you with local professionals if you need recommendations.
We’ll create a search based on your priorities and use MLS listing alerts and other resources to identify homes that may be a good fit. When something catches your attention, I’ll help you evaluate the property, provide additional information, coordinate the showing, and tour the home with you.
The goal isn’t simply to find available homes—it’s to narrow the options and identify the ones that make sense for you.
Once we find a home you’re serious about, we’ll take a closer look before deciding how to proceed. I’ll prepare a Comparative Market Analysis (CMA) using relevant sales and market data to help us evaluate the property and develop an informed offer strategy.
We’ll consider more than the asking price, including recent comparable sales, current competition, property condition, market activity, and the terms that may be important to the seller.
When you’re ready to make an offer, I’ll prepare the necessary documents and walk you through the important terms before anything is signed. Together, we’ll develop an offer that reflects your goals while considering price, due diligence, earnest money, financing, closing date, and other terms of the transaction.
Submitting the offer is often just the beginning. The seller may accept, reject, or counter, and there may be several rounds of negotiation before an agreement is reached.
I’ll communicate with the seller’s agent, help you evaluate each response, and advise you throughout the negotiation so you can make informed decisions without losing sight of your priorities.
Once you’re under contract, we move into the due diligence period. This is your opportunity to investigate the property more thoroughly and make sure you’re comfortable moving forward.
Depending on the property, this may include inspections, repair evaluations, surveys, septic or well inspections, financing, appraisal, insurance, title work, and other investigations. I’ll help coordinate the process, keep track of important dates, and connect you with qualified professionals when needed.
As closing approaches, I’ll coordinate with your lender, closing attorney, and the other professionals involved to help make sure everything stays on track. We’ll review important closing information, complete a final walkthrough of the property, and address any last-minute details before closing.
Once the documents are signed, funds are transferred, and the deed is recorded, the home is officially yours.
